Real Innovate Realty has partnered with Lantzman Management to provide hard money loan programs to our agents and their investor clients. In this current real estate climate hard money loans can be a great alternative to funding your clients investment properties.

 

Loan Program:

Loan Amounts: $50,000 to $2,000,000.

Loan Positions: 1st trust deed loans only.

Term: 6 to 12 month terms (longer terms considered on case by case basis.)

LTV: Up to 65% Loan to Value

Prepayment Penalty: No Prepayment Penalty

Lantzman Management specialize in all types of real estate secured loans including but not limited to rehabilitation loans, flipper loans, note purchasing, commercial loans, industrial loans, and other non-consumer residential loans. Lantzman Management prefers to fund loans secured by properties located throughout California, Nevada, and Arizona.

FAQ

How quick can you fund a loan?

Once escrow and title are in order, we can fund most loans within five days. What usually takes the most time is escrow preparing the necessary escrow documents, (i.e. escrow instructions, payoff demands, preliminary title report, etc.) Escrow’s preparation time for closing is somewhat out of our control and as a result, we can only fund as quickly as escrow can prepare for the closing.

What do you need to get a loan request started?

Usually a loan application with the subject property’s address or APN number will be sufficient. Once we establish that we have an interest in funding a particular loan, additional information/documentation will be necessary.

Are you a direct lender?

Yes, we are a direct lender, which simply means that the money we fund our loans with is our own and is readily available. Some lenders have to raise money to fund their loans or have to go out and find a direct lender to fund their loans because they don’t have the money to fund the loans themselves.

Do you fund business loans?

No, we only fund loans secured by real estate.

Can I get a loan even if I have bad credit?

Our primary funding criteria is based on the equity in the real estate. However, we do consider credit scores and the borrower’s ability to pay in our processing of a loan request.

Do you fund loans on real estate that is owned by a corporation, partnership, or LLC?

Yes, we do fund loans on real estate that is owned by an entity such as a corporation, partnership or LLC. We will usually require a personal guarantee from whoever is signing for the entity.
